Daphne and Fairhope have a lot more in common than some think. One thing is that, if you allow the developers full rein, they will develop every square inch of land.

Fairhope has Fly Creek Apartments and Daphne has the Daphmont neighborhood at Johnson road and highway 98. The intersection has already been impacted by the recent construction of apartments.

Mobile-based Big Sandy LLC is developing the 20-acre site, southeast of the intersection of Johnson Road and the state highway, as Colonnade at Eastern Shore. Heritage Construction Company out of Madison, Miss. is handling the project engineered by Hutchinson, Moore & Rauch LLC of Daphne.

A service station with 24 hour service and food facilities is now proposed next to the apartment site, further impacting the intersection and neighborhood. As usual, the residents living in the area were last to be notified. In less than 2 minutes you can reach 2 gas stations and at least 6 eating establishments, yet they want to put a service station on an already taxed intersection. In Fairhope, they put a gas station on a roundabout.

The apartment complex has caused a traffic jams each morning for residents and the school buses are overcrowded.

The residents of Daphmont have rallied into an organized group opposing the change of zoning. Daphne residents can expect meetings being canceled and rescheduled and their concerns will fall on deaf ears. They will hear about property rights without their property rights being mentioned. The owners and developers will present studies and data that supports the project and will promise road improvements, that will never come. The city will explain that the project was approved years ago and that there is nothing they can do.

To add insult to injury there is also conversation about Rock Creek wanting to tap into Dale Rd. that would take traffic to Johnson Rd. Rock Creek is experiencing heavy traffic congestion at the current Rock Creek entrance/exits on 98. Rock Creek has opposed connectivity through Parker Rd and Sandy Ford yet they want to connect to Johnson Rd through Daphmont neighborhood? Really! Daphmont is opposed to such connectivity as it obviously will cause yet further congestion in the neighborhood and the intersection at highway 98.

Daphmont neighborhood is being changed by non residents, their quality of life is being impacted, traffic has increased and property values will suffer, that is what your mayor, council and planning and zoning need to hear.

    Great reporting Mr. Ripp. Anyone paying attention can see that the developers are still running the asylum. Fairhopers are adversely affected by new developments in Daphne because it puts more cars on 98 leading to Interstate Ten. Fairhope drivers play second fiddle to Daphne drivers. One day soon folks are gonna wake up and realize we let too many people onto the eastern shores.

      So how is Fairhope going to stop the growth in Daphne? What everyone needs to understand this area is growing so they need to embrace it, plan for it and work with developers! Fairhope is not going to stop it because Daphne and other municipalities want the tax dollars. Daphne has the big-box retailers and the tax base to possibly start a city school system. Because of this tax base, Daphne can do more with less population. However, with more retail comes more population, if they build it they will come!

      Fairhope will never be a Seaside, Seaside was built from the ground up, Fairhope has been here a while. Fairhope needs to take advantage of 181 being widened and plan for some retail out that way, Fairhope planning area is going to grow regardless of what others may want. It simply can not be stopped, property owners do have strong property rights in Alabama. Get over it!

        Growth can’t be stopped, but it CAN be managed with a zoning and ordinances. A master plan has yet to be implemented and enforced by the city.

          Totally agree that it can be managed but Fairhope can not do anything about the growth of Daphne or other municipalities. AND Fairhope will never be a Seaside. There has been a Master Plan, an updated Master Plan, then updated again. The Master Plan is not worth the paper it has been written on if it is not followed.

          You can’t slap words on a Master Plan then one day try and enforce it. Nor can you enforce a Master Plan when it is against the laws of the state.

          This new administration has been in office now for what, 9 months? No plan, no strategy just spend, spend, spend and spend more on this, on that!

          Nothing from her or her sidekick. Ripp, people like me should have you looking hard at QKFF and her corruption, but you only look at those that have built this city.

          Your hypocrisy has no bounds.

            Agree, totally unacceptable to not have plan regarding growth after nine-months of office, especially considering growth was THE central theme of this mayoral/council election. Completely frustrated with the broken promises.

People need to be held accountable!! On a night like this… Just go outside and you can smell the sewer at the bay, by fly creek, in the wetlands!! It’s a travesty!!

    I sincerely hope that there is some way that our City Council will kill the Fly Creek Apartments. Here are the facts as I see them (and I am sure you will point out where I am incorrect):

    1) No one wants more Fly Creek development b/c of the obvious damage to the environment.
    2) Only Corte and the out of state developers are in favor b/c of the money involved.
    3) There are too many apartments in the area already, in part because of the still unrented Colonnade apartments mentioned in this article. They are only a couple of miles away from Fairhope and they remain unrented after almost a year.
    4) The schools and roads are already overcrowded and under-funded.
    5) Fairhope’s population has been adamant that we don’t want to lure transients. There are hundreds of homes for rent and available to purchase for less than the rents discussed.
    6) Jack Burrell campaigned on his promise that he voted against the apartments the first time’ why has he changed his mind?
    7) Kevin Boone should recuse himself b/c of his ties to the parties involved in Fly Creek.
    8) Robert Brown should recuse himself b/c of his recently admitted admiration for Mr. Corte.
    He failed to mention this dedication when he was running for city council.
    9) Our Mayor campaigned and won mainly because of her promise to do her best to get rid of the apartment plan and maintain the integrity of the city. It is time for her to go to the Council and make a deal that she will clean up her administration in exchange for the Council doing the right thing for the city. They will all be losing some ‘friends’ over it, but they will one day be proud of not destroying this wonderful city.
    10) If the Council does nothing other than ram this apartment deal through against such massive opposition and in seven years (or less) this becomes Section 8 housing (because by then the investors have made their money and moved on), we will still remember the names of the men who dealt Fairhope a death blow.
    Please Please speak to the Councilmen if you know them. I have sent emails about this and never received replies, so it is clear that the Council Members do not care about those other than their personal friends.

            Did the IT Tech quit his/her job recently with no explanation or was he/she fired? There have been so many allegations flying around, but I don’t see that anything illegal was done. What am I missing or are some trying to make a mountain out of a molehill? I have no doubt that Wilson’s two ‘Cabinet members’ are morons who consistently give her bad advice b/c they have to control her in order to keep the status quo. Who was the IT person and what happened to that position?

        So are you saying section 8 housing is not allowed in Fairhope? Is it because Fairhope doesn’t care about minorities? Or low-income people? Is Fairhope just about the wealthy and wants to remain predominantly white? Didn’t Mayor Wilson run on a platform of inclusion of everyone? Clarify, please!

          Fairhope already has some Section 8 housing. If you haven’t noticed, Fairhope is not a large city, has little or no public transportation and has few jobs available for uneducated workers. Additionally, Section 8 housing always becomes run down quickly because those with no ownership interest do not take care of property. This is why Fairhope and most other cities would prefer to have owner-occupied housing as much as possible. Why would anyone who couldn’t afford the rent want to move here anyway?

    Nothing should be built until the roads are taken care of. We do not have enough jobs in Daphne to handle all of the apartment complexes being built. Commutes are way to long already. We do not need anymore traffic than what we can handle. It has gotten crazy around here. Greed is a terrible thing.

    The good ole boys have all been paid off for all the deals that were in the works when kant was defeated (rightly so). Fairhope is getting too big. It is already not the retirement destination it used to be. It’s more like a place for young families that has gotten entirely way out of hand. When these young kids need a 8A high school in ten years everyone is going to see that the cart went way before the horse. So if the sewers and roads aren’t up to snuff then why are we even considering corte’s apartments? What is the plan to grow the infrastructure and schools (new buildings are neeeded)? Come on goobers we cannot have it both ways! We need to slow the frick down and preserve what we have. Jack you and Kevin Boone better realize people know about you now. Please understand we want to save our city.

    The people of Daphne DESERVE what they got. The mayor and several council people are developers bought and paid for by the real estate people. Their campaigns were run by Catalyst which is a real estate interest. Two county commissioners are in the real estate business. Why are people surprised? When this area looks like an Atlanta suburb and taxes are too high, our quality of life
    Will be over. Our quality of life here is just about gone here in Baldwin County and we have no one to blame but ourselves for electing these self serving people thinking they would safe guard our home. In the end they sold them. It is like entrusting your children to pimps
